Touwslager Engineering Ltd. offers Lower Mainland building owners a full range of professional engineering consulting services. We have a particular expertise in wood-framed building envelope issues. Falcon Crest

Falcon Crest

Falcon Crest is a three storey townhouse complex with 65 dwelling units. The cooperative requested a complete reclad of their complex. Photographic renderings were prepared to assist the coop’s building envelope committee in making appearance changes. The original vinyl cladding was replaced with fibre cement siding (Hardie Plank). New aluminum and glass guards were installed and trim was added throughout to provide a neater and more consistent appearance.

Victoria Park

Victoria Park is a condominium complex. The strata requested a full reclad of the two older buildings containing 120 suites. Touwslager Engineering met with the strata council on several occasions and the general direction was to leave the overall appearance the same…

Condominium Targeted Repair

Condominium Targeted Repair

This is a wood frame condominium. The owners requested a targeted repair in two areas where water damage was detected. Touwslager Engineering examined the perimeter detail areas and proposed the locations where the work could stop and not compromise the integrity of the tie-in details.

Chelsea Green

Chelsea Green is a three storey townhouse complex with 29 dwelling units. The non-profit housing society originally requested a full reclad with new roofing. A tender set was prepared but then funding was reduced. The challenge was to redesign everything for a targeted repair.

Griffin’s Walk

Griffin’s Walk is a three storey townhouse complex with 30 dwelling units. The cooperative was aware of decayed areas and poor detailing and requested a complete rehabilitation of their complex, including rainscreen cladding and new walkway, balcony, deck, and parking garage membranes.

Maple Creek

Maple Creek Housing Cooperative retained Touwslager Engineering to provide design and construction services. As with many clients, their aim was to upgrade the building’s appearance and have minimal future maintenance. Options were discussed and a written design report prepared for the Housing Cooperative.

Mountain View Village

Mountain View Village

Mountain View Village is a residential and commercial strata complex in North Vancouver. The three level wood framed residential building is located over one level of non-combustible (concrete) commercial space. There is also another commercial building with a bank, fast food restaurant, and engineering firm. The wood framed residential building required rehabilitation.

Kiwanis Heritage Apartments

Touwslager Engineering was retained to provide design and construction services to Kiwanis Heritage Apartments in Gibsons, B.C. They wanted to reduce the construction cost and provide more daylight on the balconies. The owners ended up with an attractive building clad in fibre cement siding.

VR588 Condominium Complex

VR588 is a strata complex. The dwelling units include wood framed townhouses and a concrete building. The commercial units below the concrete residences are a separate strata. Touwslager Engineering has been a constant in the changing strata councils since 2000.

Lions Terrace

Lions Terrace is a three storey townhouse complex owned by a non-profit society. It has 45 dwelling units. The owners had a Building Envelope Condition Assessment report already but Touwslager Engineering prepared a second opinion and consulted to the owners through to final completion.

Ogden Townhouse

Ogden Townhouse

Ogden Townhouse is a three storey building with one dwelling unit on the ground floor and the other dwelling unit on the second and third floors. The sprinkler pipe in the upper roof framing froze and burst. When the restoration crew opened the wall to permit drying, they discovered decayed framing indicative of a building envelope failure.
