Project Description

This is a wood frame condominium. The owners requested a targeted repair in two areas where water damage was detected.

Touwslager Engineering examined the damaged areas and proposed the locations where the work could stop without compromising the integrity of the tie-in details. These locations were also chosen to maintain the clean appearance of the building. The original wood siding and shakes were replaced with the same materials but a rainscreen system and new windows were installed to meet current building code requirements and good practise. The exterior floor surfaces were resloped to provide proper drainage and the repaired areas are now like new. On completion, the building looks quite similar although a trained eye can see the improvements.

Three photos show the original appearance of one of the areas, the location where the repairs were completed, and the final appearance. We also show two drawings which demonstrate how we annotate repair areas to the bidders. Section markers referring to details are added. This type of targeted repair is a bit like surgery and this project had 60 detail drawings for the two areas.
