Project Description

Griffin’s Walk is a three storey townhouse complex with 30 dwelling units. The cooperative was aware of decayed areas and poor detailing and requested a complete rehabilitation of their complex, including rain screen cladding and new walkway, balcony, deck, and parking garage membranes. The shingle roofing was retained where ever practical.

The owners requested that the appearance of the building be improved and modernized. Touwslager Engineering met with the building envelope committee and obtained decisions on approximately 75 large and small design issues including cladding type and the style of the guards. The stucco cladding was replaced with fibre cement siding in most areas and reinstalled in some courtyard areas to allow for some contrast and for durability.

The improvement in appearance was quite pronounced as seen in our photos. The trim and flashing configuration vastly improved the building envelope details around the windows and throughout. Drainage was improved on all balconies, decks, and in the courtyard.
