Project Description

Mountain View Village is a residential and commercial strata complex in North Vancouver. The three level wood framed residential building is located over one level of non-combustible (concrete) commercial space. There is also another commercial building with a bank, fast food restaurant, and engineering firm. The wood framed residential building required rehabilitation.

Touwslager Engineering’s initial Building Envelope Condition Assessment indicated the north and east sides of the residential building were in poor condition with advanced decay. The south and west sides had evidence of water ingress but to a lesser extent. The owners opted to repair the north and east elevations only in 2004. Design meetings were held and it was decided to retain the existing appearance as much as possible. A tender package was prepared. The north and east walls, balconies, and roof decks were rebuilt but the flat roof membrane remained.

During the repair, the decay was observed to be quite severe. Henry Touwslager made observations, obtained evidence, and wrote reports throughout the demolition stage and beyond as the owners were involved in litigation with those involved in the original construction.

Once the work was complete, the owners were concerned with the remaining wall areas on the south and west elevations, in part due to litigation, resale value, and budgeting purposes. A second Building Envelope Condition Assessment was completed and moisture reading data was compared to the first investigation. The decay was progressing and new areas of decay were discovered. The owners opted to reclad the remainder of the building in 2007.

Touwslager Engineering has continued to perform regular maintenance reviews for the strata and we were also involved in the painting of the commercial building. The rehabilitated residential building remains in good condition with minimal maintenance requirements.
