Most projects are set up with a lump sum price which means the contractor cannot change his price for the work outlined in the drawings and specifications unless a change is made.

The lump sum contracts include provisions and requirements for monthly payments, extra work for activities such as rot repair, various types of insurance, statutory declarations, substantial completion, various warranties, and numerous other items outlined in various parts of the contract. Touwslager Engineering ensures that the obligations of the contractor are fulfilled. We direct the owner to complete their obligations, such as making monthly payments (as recommended by Touwslager Engineering), as well.

During construction, Touwslager Engineering also reviews any extra costs to ensure the values are reasonable before recommending the owners accept them. Extra costs typically include the replacement of decayed framing, such as studs and joists, and the associated interior repairs. This extra work is often completed on an hourly basis as the exact scope cannot be predicted before the work starts. Touwslager Engineering Ltd. assists in monitoring progress, hours worked, and materials used.
